Preconstruction/Design

  • Develop and Manage Project Team Requests for Proposals (Architects, Engineers, Contractors, AV/IT/Security and Furniture)

  • Project Team Contract Negotiations (Architects, Engineers, Contractor Pre-Con, Etc.)

  • Design Direction and Oversight (SD, DD, CD, Permit, For Construction Drawing Set Oversight and Management)

  • Ongoing Budget and Schedule Updates

  • Monthly (Or as Needed) Client Leadership Presentations on Scope, Budget, Schedule and other important items like Project Risk Analysis and Mitigation

Construction

  • General Contractor Construction Scope Contract Buy-Out

    • Review all costs, allowances and contingencies to confirm scope coverage for successful project delivery with proposed General Contractor contract value.

    • Negotiate any adjustments and support client legal team in contract execution

  • Scope oversight (Requests for Information, Scope changes, Change order review)

  • Budget and schedule management; coordination of all project team members

  • Monthly (Or as Needed) Client Leadership Presentations on Scope, Budget, Schedule and other important items like Project Risk Analysis and Mitigation

Furniture Fixtures and Equipment (FF&E), Signage and Move Coordination

  • Furniture Request for Proposal (RFP), design oversight, buy-out, integration and installation management

  • IT/Security Coordination design, installation and integration oversight and management

  • Signage and Wayfinding design, implementation oversight and management

  • Assist in Move strategy and coordination with moving vendors

Project Turnover (FDOB) and Day 2 Support

  • Take an integral role in the FDOB (First Day of Business) turnover to support the clients needs as employees move into and operate in the new space(s)

  • Remain engaged with the client to assist and manage Day 2 changes and requests to make necessary adjustments to improve their operation
